So, if you're hoping to move this autumn, now is a particularly useful time to get your search properly organised rather than waiting for September to arrive.

Know What You Can Comfortably Afford

Before falling in love with a property, understand what the numbers look like for you.

The important figure isn't simply the maximum a lender may be prepared to offer. It's the monthly payment you can comfortably manage alongside household bills, maintenance and everything else that comes with owning a home.

Mortgage rates and products vary depending on your deposit, income, credit history, mortgage term and lender criteria, so speaking to a mortgage adviser and obtaining an Agreement in Principle can give you a much clearer idea of your realistic search range.

It also means that when the right property appears, you're in a far better position to act.

Don't Spend Every Penny On The Deposit

Your deposit is only one part of the cost of moving.

You'll also need to consider solicitors' fees, surveys, mortgage costs, removals, insurance and any applicable Stamp Duty, alongside the inevitable expenses that appear once you have the keys.

The type of property matters too.

Make Your Viewings Count

Use your first and second viewings differently.

On the first visit, concentrate on whether the home actually works for you. Consider the layout, natural light, storage, room proportions, outside space and location.

Try to look beyond paint colours, furniture and décor. Those are relatively easy to change.

If you're interested enough to return, make your second viewing more analytical. Look more closely at windows, heating and the general condition of the property. Ask about previous alterations, parking, running costs and what will be included within the sale.

It's also worth returning to the area at a different time of day. Parking, traffic and the general feel of a road can be very different in the evening compared with the middle of a working day.

Understand The Seller's Position

When you find the right home, remember that an offer isn't only about the number.

A seller may also value a buyer who is financially prepared, has a short chain, can work with their preferred timescale or is simply in a strong position to proceed.

Before making an offer, ask about the seller's circumstances. Have they found somewhere to buy? Are they looking for a quick move? Is there an onward chain?

Then make sure the estate agent understands your position too.

If you're already sold subject to contract, have an Agreement in Principle or can be flexible around completion, make that clear. It allows your offer to be presented properly rather than simply passing a figure to the seller.

Revisit What's Already On The Market

While September is likely to bring new properties to the portals, don't automatically overlook homes that are already available.

Some may have launched during the school holidays when fewer buyers were actively searching. Others may have recently adjusted their price, changed their marketing or simply not yet found the right buyer.

And occasionally, a home is simply much better in person than it appears online.

If you've dismissed something because it wasn't on your perfect road, needed some cosmetic work or didn't immediately tick every box, it could be worth another look.

Keep your genuine non-negotiables, but being flexible on the things that matter less can considerably widen your options.
