10 Steps To Selling Guide to show you how we take sellers from initial valuation through to a powerful, market-ready launch—at a pace that suits you.
✅ Step 1: The Price – Book Your Valuation
Everything begins with your valuation. We’ll meet you at your home, learn about your plans, and give you a realistic market-based value. We also offer advice on how to maximise your sale price and outline the best strategy for your situation.
Once you’ve decided to go ahead with us (thank you!), we move to step two...
✍️ Step 2: The Paperwork – Contracts & Property Info
Once you've signed your contract, you’ll receive an email with a link to your Property Information Questionnaire (PIQ)—a simple online form to complete at your pace. This form gives us all the legal and practical info we need to start marketing your home.
You'll also need to provide:
Title documents (we can obtain these for you for £20 if needed)
Grant of probate or power of attorney documents (if applicable)
🧾 Step 3: ID Verification
As part of legal compliance, we’ll send each legal owner a link for online ID checks via ShuftiPro. It’s a secure, quick process, but the link expires after 7 days—so try to complete it promptly. You’ll need:
Photo ID (passport or driving licence)
Proof of address (bank statement or utility bill from the last 3 months)
🏠 Step 4: The Marketing Material – Photography & Styling
Now the fun begins—getting your home ready for its close-up!
Once we have your completed paperwork and ID checks, our professional photographer will be in touch to book your photo appointment. Before they arrive, we recommend reviewing our Home Styling Guide to ensure your home shines on camera.
Need a little extra help? We offer in-house styling support—just let us know, and we’ll run you through the options and costs.
📌 Don’t forget: we’ll also arrange an Energy Performance Certificate (EPC) if you need one – it’s £110 or you can provide your own.
🌟 Step 5: The Launch Plan – Creating Your Listing
Within 48 hours of your photoshoot, we’ll receive your edited images and begin creating your full property listing—including social media content, floorplans, and brochure-ready copy. If you’ve chosen one, we’ll also arrange your bespoke For Sale board.
Unlike many agents, we don’t rush this stage. Our listings are thoughtfully curated to make a lasting impact—so we take the time to get everything just right.
👀 Step 6: Your Approval
Before we go live, you’ll receive a draft of your marketing details to review. Want to change a photo? Reword the description? No problem—this is your home, and it needs to feel just right. Once you give us the thumbs-up, we hit launch!
📣 Step 7: Passive Buyer Marketing
Even before we list your property, we might already have interested buyers in our database. We’ll quietly mention your home to passive buyers who’ve registered with us—potentially lining up viewings before your property is even public.
🔄 Step 8: Monitor & Improve
Once your property is live, we continuously monitor its performance across portals and social media. If needed, we tweak your listing to boost engagement. We’ll keep you updated weekly with what’s happening behind the scenes.
👥 Step 9: The Enquiries, Viewings & Feedback
Your dedicated agent (likely Caleb 👋) will handle all enquiries, arrange viewings, and follow up with every viewer for feedback. We’ll share honest insights with you so you always know where things stand.
We also tailor your viewing strategy to your lifestyle, whether that’s open houses, block bookings, or flexible individual appointments.
💬 Step 10: Offers, Negotiation & Review
As offers come in, we’ll guide you through each one—helping you evaluate more than just the number. Is the buyer chain-free? Do they have proof of funds or a mortgage in principle? We manage the entire negotiation and sales progression, always with your goals in mind.
🏁 So, How Long Does It All Take?
From the day you give us the green light and sign your contract, we can usually have your home fully launched within 7–10 working days, depending on how quickly ID checks and documents are returned.
